Las Vegas Abandoned Construction Site #2

This project is at the intersection of Horizon Ridge and Gibson in Henderson.  It is called "Vantage Lofts."  There is no work being done on the project and a chain link fence is around the perimeter.  I don't know when work was stopped, but it is at least 18 months if not more.  The project appears to be about 2/3's completed from what I can tell.


In my opinion, this project made no sense.  I am not sure who was going to buy "condo" lofts in this area of LV.  Yes some of the units have great views of the city, but this type of project just seems more suited closer to the Strip or even downtown.  Frankly, this project is a complete eyesore to the neighborhood around it.  It needs to get finished or just get torn down.  Anyway, here's some more photos I took of it.

It was an eyesore with substantial community opposition to both its location and its design, additional acreage was never actually obtained, early sales were slack and those buyers weasled out once the downturn hit. The contractor has filed for bankruptcy with subcontractors being owed nearly twenty million dollars.
    Who on earth would be willing to buy something like this in Hendertucky when he could get better elsewhere. Lofts? That is a marketing term but its hardly relevant to Hendertucky.

    Here's the sales pitch for Vantage Lofts prior to the shutdown:

    "Just minutes from the exciting and beautiful Fiesta Henderson."

    "A quick hop over to Boulder City."

    "Walk to exciting shops and stores." "Oh wait, there are none."

    "Sam Boyd Stadium is 10 minutes away."

    "Yes, $430 per sqft. is on the high side, but with the way the "market" is going, we see these units at least $600 per sqft in the next 18 months. You can't lose on this one."

    Whenever ANYone says that to you about real estate or any other investment, run!!

    Walk to exciting shops and stores? Without quibbling over the difference between a shop and a store, let us focus on that word "walk". One walks around a casino, one walks around a shopping mall, but when is the last time you heard about someone walking from an apartment complex in Hendertucky? Anyone with enough on the ball to sell bottled water on the Strip would have known these "Lofts" were going to be losers. Someone drives to TownSquare and then walks around it, no one walks to get there in the first place. You take a short drive in an air conditioned car but you don't walk!!
